Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®.
REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate.
1. I will help you determine your needs and desires for a home
2. You will complete the pre-qualification process with a lender to determine the price range
3. Let the search begin!! We will sit down together at the computer on the Multiple Listing Serivces Data base (MLS) and search for available homes that match your criteria
4. After we have identified some homes, I will make the appointments for us to see the homes around your schedule.
5. We will go out and look at them and find 'the one'
6. We will then go back to the office, sit down and put together an offer after which I will present it to the listing agent.
7. We will also ask for a home warranty to be paid for by the seller, when our offer is submitted
8. After acceptance of the offer, you will submit the loan application to the lender
9. We will then proceed to have a home inspection down to ascertain if there are any health or safety issues which the seller should correct.
10. After the inspection issues have been resolved, the lender will be given the go ahead to order and appraisal.
11. The documents will start coming in during this period and I will review the Title submitted by the sller to make sure you receive a 'clean' title on the property at closing.
12. Just before closing we will receive loan approval
13. And conduct a final walk-through inspection to make sure the property is in the same condition as when we made the offer
14. I will review, for accuracy, the closing settlement sheet, HUD, which itemizes your final costs.
15. I will attend the closing with you, review the documents and hand you the keys to your new home.
