Why It Can Be So Hard to Sell Your Own Home

Some people are able to sell their own homes without the services of a Realtor. Some are successful, experienced home sellers.   Others transfer ownership of their home to a child, or to a co-worker or a tenant who's already living in the home. However, these transactions are the exception, not the norm.  For most people, a for-sale-by-owner (FSBO) transaction simply isn't in the cards.   Here are six reasons why.

1.   FSBOs can't list their home in the MLS. 
Are you covered under their Errors and Ommissions Insurance? No, so you are still taking on all that liability.

2.   Agents might not show FSBO homes. 

3. FSBOs usually overprice their home.

4. Buyers will feel intimidated. 

5. FSBOs are likely to stumble into legal trouble.

Other scarey reasons why you should not represent yourself is that you are allowing complete strangers into your home - some might be genuine buyers, some might be there to 'case the joint' - one thing you can be sure of is that you don't know whether any of them are even qualified to buy your home.

Not being available immediately, to show your home when you get that  call, will cost you a sale.

Not answering your phone each time it rings, even if it is at 11 at night, could cost you a buyer because, if buyers don't get an immediate answer, they simply move on to the next one.
