Go online:
The one advantage of using an online resource is the ability to search the postings with your criteria - such as number of bedrooms, maximum monthly rent etc.
Find a realtor:
It is a known fact that when the housing market is 'down' the rental market is 'up' and this makes it particularly frustrating to find a home that is readily available. As a Realtor (not a real estate agent... and there is a difference) in Colorado Springs I have the ability to access the information that are not always readily available to the public. When you use a professional broker, you will spend less time scouring ads because the legwork is being done for you - we know the questions to ask of you and of the property management companies - yes we work with all the property management companies in this town, not just our own.
When you have connected with a professional realtor, stay working with that professional. There is nothing more irritating then having to repeat yourself everytime you speak to someone about a home to rent and there is nothing more irritating for the professional realtor to be wasting time and money on lack of loyalty. We are here to help you. Your time is as valuable as ours.
Fact - The local newspapers do not carry all of the properties that are available for rent .
Fact - Many website carry properties that are already rented out or off the market .

You, as the prospective tenant, do not pay to use me - realtors sometimes receive a commission from the property owner but as mentioned before this is not a cost incurred by you. This does not pay the realtors mortgage or other expenses but may help towards the gas being used to show you homes.
Changing jobs - leaving friends behind and discovering the unknown is enough of a challenge without adding to the pressure of finding a home in an area/state you don´t know.
