With a million things on your mind whilst moving into your new place one of the most important things to do - slowly and thoroughly - is to read through your lease before you sign it.
Here's a quick checklist - print it out and take it with you when you review your lease.
Ask when the rent is due.
Find out where and how to pay your rent.
How much are the late charges for rent not paid on time?
When do these charges begin?
Exact amount of deposit needed?
When is this deposit returned?
How or why can you lose the deposit?
Is there a pet deposit?
If yes, how much?
Is it refundable?
What if your pet dies or you give it away - can you get this deposit back ?
How long does it take for the deposit to be refunded?
What happens if you get a roommate and
what is the policy on adding someone to the lease?
What does the rent include?
What appliances and/or furniture, if any, stay with the property for your use?
If there is no garage atached what parking facilities are included - is there an additional charge?
Will you be responsible for HOA fees?
What repairs are covered within the lease?
Who do you call for repairs to be expidited?
Are there any charges for repairs not covered in the lease?
How quick is the turn around for something to be fixed that is covered in the lease?
